Phase 2 of big New Hampshire mixed-use project opens

Tuscan Village in Salem will the be the site of Mass General Brigham's first medical center in New Hampshire.

Tuscan Village, the 170-acre mixed-use project on the former site of Rockingham Park Race Track north of Boston, is about to open Mass General Brigham’s first medical center in New Hampshire.

“We’re excited to have Mass General Brigham in Tuscan Village,” said Mike Powers, senior VP of leasing “It’s a 70,000-sq.-ft. 23-hour medical facility that will do imaging, day surgery, and eventually some cancer treatment, but no ambulances and no emergency room.”

Tuscan Village, developed by local restaurateur and food company operator Joe Faro, was imagined as exactly what its name suggests—an actual community. It residences more than 600 residents in multifamily housing and 900 more units and 71 condos are under construction. Ninety thousand sq.-ft. of office space will open along with Mass General at the June 23 Phase 2 debut, and Container Store will soon join recently established tenants Nike, Chick-Fil-A, and New England Bennett’s Sandwich Shop--a New England legend.

“We’re up to a total of almost four million sq. ft., and so much of it is not retail. We are expecting to install a biotech industrial campus, there’s going to be more medical and a 165-room Artisan Hotel—an upscale Marriott property,” Powers said.

The project’s Beer Garden and Faro’s Tuscan Market restaurant had already begun drawing crowds last summer, as well as stores like Arhaus, Pottery Barn, Sleep Number, Ulta Beauty, and Sierra. There’s a Ford Dealership and a Market Basket supermarket and an L.L. Bean store sits alongside Tuscan Village’s lake, where customers can try out kayaks and canoes.

“We’re the opposite of Euclidean zoning,” Powers observed. “Euclid is the Ohio town that, in the early 20th century invented zoning that placed houses and schools over there, retail here, and factories way down there.  Today, people want to live in a place where they can leave their homes and walk to get a nice dinner, or a haircut, see a dentist, or buy a dress.”
